Depending upon the transaction value of the property, the stamp duty and registration charges in Navi Mumbai may vary up to 6%.

A one per cent rebate in the stamp duty was announced by the government if a property is transferred only in a woman’s name. A 4% stamp duty will have to be paid by women homebuyers in Navi Mumbai. But for joint owners i.e. male and female, this rebate is not applicable.

The state government levies stamp duty on the sale and purchase of a property. But from August 27, 2020, the state government has slashed the stamp duty to 2% which came into effect because of the impaired home buying sentiment in the state after the Coronavirus outbreak.

 Stamp duty and registration charges in Navi Mumbai

 6% is the stamp duty in Navi Mumbai which also includes the Local Body Ta (LBT). However, in order to encourage the participation of women in the realty sector, a 1% rebate was announced by the government for women homebuyers.

 For example, the registration fee of a property will be 1% i.e. INR. 25,000 which has a value of INR. 25 lakhs. But also, if the property value is INR. 45 lakhs, the registration fees will be INR. 30,000.

 How is stamp duty calculated in Navi Mumbai?

In Navi Mumbai, the stamp duty is calculated either on the Ready Reckoner Rate (RRR) or the value of the property whichever is higher. One can use the online stamp duty calculator in order to compute the stamp duty applicable on the property. By using the only stamp duty calculator, there would be no manual challenges and you can calculate the correct amount payable.

 How to register the property online in Navi Mumbai?

  • One can pay the stamp duty online by visiting the website of the Maharashtra stamp and registration department – https://gras.mahakosh.gov.in/igr/frmIndex.php
  • You can enter your credentials and proceed further. But if you are a new user, you need to click on new user registration and save the details.
  • Once that is done, you need to fill in all your property-related information such as the location, cost, and size, among others.
  • Once all the relevant information is provided, you will have to proceed with payment by choosing a payment gateway. The website enlists all the nationalised banks.
  • After selecting the bank, now you can make the payment and take a print of it for future reference.
